PKT combines specialist structural engineering with practical experience of property insurance claims. Kevin Tierney is a Chartered Engineer and Certified Insurance Practitioner with 35 years’ experience.
We investigate cracking and movement, recommend appropriate investigations and design repairs where required. Our advice is independent of builders and repair-product installers.
PKT Consulting Engineers Ltd. is authorised by the Central Bank of Ireland as an insurance intermediary (Loss Assessor). Where separately appointed, we can represent the policyholder in the insurance claim alongside the engineering work.

How we approach cracking and subsidence
PKT investigates the damage, recommends appropriate next steps and designs repairs where required. The engineering and insurance services follow the needs of each property.

Initial inspection and preliminary report
We inspect the visible cracking and movement, review the available history and provide a preliminary report outlining our observations, possible causes and recommended next steps.

Further investigation and monitoring
Where needed, we recommend targeted drainage, building, foundation or ground investigations. Monitoring may help establish whether movement is continuing and inform repair decisions.

Repair design, tendering and inspections
Where repairs are required, we can design the remedial works, prepare and assess tenders, inspect key stages during construction and provide certification within our agreed appointment.

Insurance claim representation
PKT Consulting Engineers Ltd. is authorised by the Central Bank of Ireland as an insurance intermediary (Loss Assessor). Where separately appointed, we review the relevant policy cover, prepare and present the claim, and negotiate with the insurer and its loss adjuster on your behalf. This can run alongside the engineering work.
Not every property needs every stage. Cracking does not automatically mean subsidence, and underpinning is recommended only where justified by the investigation findings.
Signs of structural movement that may need assessment
Widening cracks, sticking doors, uneven floors or separation between building elements may warrant investigation. These symptoms can have several causes and do not, by themselves, establish subsidence.

We assist those responsible for commercial properties, educational facilities and churches, as well as apartment buildings and other occupied premises. Our clients include property owners, facilities managers, managing agents and owners’ management companies.
Our services include structural reports, targeted investigations, monitoring, remedial design, tendering, repair inspections and certification. We also provide structural condition and dilapidation reports concerning identified defects, and pre-works condition surveys of neighbouring properties alongside relevant repair or refurbishment projects. We plan investigations and works around access constraints and continued occupation where practicable.
