Project Details:
- Location: South Dublin
- Property Type: Educational Facility
- Duration: 2020 – 2025
- Issues: Subsidence, drainage failure, water ingress
- Scope: Multi-phase stabilisation works
Project Overview
This project involved a large educational facility in South Dublin that experienced progressive structural movement over a number of years, primarily associated with leaking underground services and drainage defects.
The issues affected multiple areas across the campus and required a phased, carefully managed engineering response carried out between 2020 and 2025.
Critically, all works were completed during restricted programme windows to ensure no disruption to school operations, with the facility remaining fully operational throughout.
The Challenge
The property exhibited a range of structural concerns across several locations, including:
- Progressive cracking to walls and structural elements
- Localised settlement and noticeable floor level changes
- Ongoing movement in certain areas prior to intervention
- Water ingress through retaining structures
- Multiple leaking drains and underground services contributing to ground softening
The complexity was increased by:
- The live operational environment of a school
- Tight construction windows (primarily summer periods)
- The need to address multiple independent but related failure zones
- Elements of the works being progressed under insurance claim conditions

Engineering Approach
A phased and adaptive strategy was adopted, with each area treated as a distinct but coordinated project.
Key elements included:
- Detailed structural assessment and monitoring of affected areas
- Targeted investigation of underground drainage and service failures
- Design and implementation of bespoke underpinning solutions, tailored to specific ground and structural conditions at each location
- Use of multiple underpinning methodologies, adapted to suit access constraints, loading conditions, and programme requirements
- Integration of structural works with site-wide drainage upgrades and repairs
Each phase presented new challenges, requiring responsive design adjustments and close coordination between engineering and construction teams.

- Drainage issues
- Multiple underpinning solutions
Programme & Delivery
Due to the operational requirements of the school:
- Works were sequenced to align with school holiday periods, particularly summer months
- Construction programmes were tightly managed to ensure completion within limited timeframes
- Emergency works were prioritised where active movement or water ingress posed immediate risks
This approach ensured:
- Zero loss of teaching days
- No requirement for temporary school closure
- Minimal disruption to staff and students

- Summer works
- Tight deadlines
- No school closure
Outcome
Following completion of the phased works:
- Areas affected by ground movement were stabilised
- Floor levels were locally reinstated where required
- Water ingress issues were addressed through structural and drainage interventions
- The building was returned to a stable and serviceable condition for its intended use
These improvements were achieved through a combination of:
- Structural stabilisation works
- Drainage remediation
- Localised strengthening measures

- Stabilised
- Serviceable condition
- Fit for ongoing use
Key Highlights
- Multi-phase project
- Live operational environment
- Drainage-related subsidence
- Bespoke underpinning solutions
- Zero downtime for client
Due to the nature of subsidence-related works, outcomes are based on observed performance and condition at the time of completion.
The interventions were designed to stabilise affected areas and support the continued use of the building.
Project details have been generalised to protect client confidentiality.
