A semi-detached townhouse in North Dublin experienced significant structural movement during 2024, requiring urgent investigation and intervention.

The Issue
The property initially presented with cracking consistent with subsidence.
However, following monitoring and opening-up works:

Investigation Findings
Further investigation revealed:
- Significant cracking within structural elements once finishes were removed
- Increased vulnerability due to large open-plan areas with high ceilings
- The need for a more substantial structural solution than initially anticipated
In this case, opening-up revealed damage that was not apparent from the initial visible surfaces.
The Structural Solution
A comprehensive stabilisation scheme was implemented, including:
- Full removal of the existing ground floor slab
- Installation of a piled raft foundation system
- Temporary works to support the structure during construction
- Additional structural strengthening to restrain the building
The scheme was designed to address the identified foundation movement and support the existing structure.
Insurance Claim Support
The project was carried out under an insurance claim, with full engineering involvement throughout:
- Preparation of technical reports
- Support during claim negotiation

Reinstatement Works
Following stabilisation, the property was fully reinstated, including:
