Structural Repair of Period Property Following Ground Movement

A semi-detached period property in Dublin 6, designated as a protected structure, experienced significant structural movement arising from a leaking water main.

The damage affected both the main building and a rear annex, requiring a carefully coordinated approach combining structural stabilisation with conservation-led repair works.

Engineering & Conservation Approach

A combined structural and conservation strategy was developed, including:

  • Installation of a stabilising foundation system (piled raft) to support existing walls
  • Underpinning works to the rear annex
  • Temporary works to facilitate safe structural intervention
  • Careful removal and reinstatement of internal floors

All works were designed to:

  • Retain as much original fabric as practicable

Planning & Conservation Coordination
